THE APPROACH
My approach has always been different.
This industry has a professionalism problem, and I say that as someone who has spent six years on the ethics committees of the Las Vegas Board of Realtors reviewing the complaints, and I have made it a point to push against that standard every single day. Our industry has not evolved, and we still rely on archaic marketing practices as value-added services when the reality is that none of those things are what actually determines your outcome in today’s market. When a seller asks me what I am going to do to market their home, my answer is almost always different from what they have heard elsewhere, and some people don’t hire me because they can’t get out of the old school mindset. I am fine with that because the people I work with know they are getting the truth, even when it is not what they were hoping to hear.
My goal is not simply to sell your home. My goal is to help you make the right decisions, avoid costly mistakes, and achieve the best possible outcome based on your individual and unique goals. With more than 900 personal client reviews and a reputation built over decades, my business has been founded on results and consistently doing what is right for my clients, and the repeat business and referrals that have resulted from the trust that has been built.
Where outcomes are actually determined:
What I bring to every transaction:
STRATEGIC MARKETING ADVANTAGE
One of the tools I use to support that is access to Zillow Showcase Listings, which is only available to a limited percentage of agents.
This is not about more exposure for the sake of visibility. It is about putting your property in a stronger position from the start so we can create better opportunities during the negotiation process.
Performance insights:
What this provides:
EXP LUXURY COLLECTION
This is not a different level of service. It is a different level of exposure, available when your property meets the publication’s minimums.
What this provides:
PROFESSIONAL STAGING
Most agents leave staging entirely up to the seller. I take a different approach. As part of my listing process, I bring in a professional staging consultant at no cost to you. She walks through the home with a trained eye, identifies exactly what needs to be addressed, and gives you a clear, specific action plan, so you are not guessing, and I am not the one telling you how to rearrange your furniture.
This is not decorating. It is strategy. Buyers decide emotionally, and first impressions, especially online, happen in seconds. A well-presented home photographs better, generates more clicks, attracts more showings, and creates the kind of urgency that translates directly into offers.
The data backs this up. Staged homes sell significantly faster and can sell for meaningfully more. On a $500,000 home, even a modest improvement in final sale price can mean $25,000 or more in your pocket. That is not a small detail, that is the result of a decision made before your home ever hits the market.
This is one of the advantages I offer that most agents are simply not talking about. And it is one of the reasons my listings perform the way they do.
What this includes:
Why it produces better outcomes:
NEGOTIATION AUTHORITY
I am a nationally certified Real Estate Negotiation Expert, but more importantly, I have applied those skills in real-world situations across hundreds of transactions. I understand how to navigate conversations, manage leverage, and protect your position throughout the process.
This is not about theory or scripts. It is about knowing how to handle the deal when it matters most, and making sure every decision moves you closer to the best possible result.
What strong negotiation actually impacts:

That is why I believe in complete transparency. I have hundreds of five-star reviews across platforms, and I am always willing to connect you with past clients so you can hear directly about their experience.
My goal in every transaction is simple. I want you to feel confident in the process, satisfied with the outcome, and comfortable recommending me to others without hesitation.
EXPERIENCE & VOLUME
The current market requires a strong understanding of timing, pricing, and buyer behavior, along with the ability to adjust quickly when conditions change. With over 502 number of sales in the past 10 years, and 96 number of sales in the past two years alone, I have experienced a great number of situations and challenges that have given me the insight to see around corners and anticipate and quickly solve challenges as they come up
When you work with me, you are not getting passed off to someone else. You are working directly with someone who has been through these situations and knows how to handle them effectively.
What that experience means:
LEGAL EDGE
I also serve as a Law Clerk at Unit of Risk Legal Advisors, a Nevada law firm founded by attorney John Netto, working alongside a Nevada-barred attorney on real cases. I sat on the Grievance Committee of the Las Vegas Board of Realtors for six years, reviewing the ethics and compliance cases that shape how real estate is practiced in this market. And I currently sit on the Professional Standards Committee.
For a seller, that means contracts read by someone trained to find what’s missing, negotiations argued with contract-law fluency, and legal risk identified during due diligence, not at the closing table.
PROCESS & TEAM

Mashenka Vascovich

Sandrine Karsenty
I have built a different structure. I work with a small, highly efficient team where each person has a specific role, allowing us to manage the process at a high level without losing consistency or communication.
I remain directly involved in every transaction, especially in the areas that matter most, including negotiation, strategy, and problem solving. This allows us to maintain a high level of service while still delivering strong results.
How this benefits you:
RISK REVERSAL
I remove that concern completely. If at any point you feel that I am not delivering the level of service you expect, you have the ability to cancel the agreement with no penalties.
This is about accountability. I believe you should feel confident in who you are working with, and that confidence should be earned throughout the process, not assumed at the beginning.
What this means for you:
DIFFERENTIATION
The difference comes down to experience, attention to detail, communication, and the ability to handle challenges as they arise.
I focus on the areas that directly impact your outcome, including negotiation, problem solving, and managing the process from start to finish. These are the factors that ultimately determine how successful your sale will be.
Where that difference matters most:
EDUCATION
I encourage every seller to ask detailed questions before hiring an agent. You should understand their strategy, their experience, how they handle challenges, and how they communicate throughout the process.
This section is designed to give you a clear framework for evaluating any agent, so you can make the best decision for your situation.
What you should be evaluating:
There is no pressure and no obligation. The goal is simply to help you understand your options and determine the best path forward based on your goals.
