RISK REVERSAL

You Should Never Feel Stuck.
So You Will Not Be.
Most listing agreements are written to protect the agent. This one is written to hold me accountable to you.

The Question Every Seller Asks Before They Sign

One of the biggest concerns sellers have when choosing an agent is not the commission. It is not the marketing plan or the number of reviews. It is the moment after the agreement is signed, when the relationship is locked in and the leverage shifts entirely to the agent.

What if the communication breaks down? What if the agent who was so responsive before the signature is suddenly hard to reach after? What if the strategy is not working and you are watching days on the market accumulate without any honest conversation about why?

Most sellers have heard a version of this story. Getting stuck in a contract with an agent who is not performing and having no practical way out. Or being extorted by having to buy your way out for thousands of dollars. That fear is real and legitimate. It is built on real experiences people have had in this industry.

I remove that concern completely.

The Listing Agreement That Puts You in Control

When you list with me, the agreement includes an Easy Exit clause. If at any point you feel I am not delivering the level of service you expect, you have the ability to cancel the agreement, at any time, for any reason, in writing. No penalty. No fees. No fine print. We step aside without a fight. Without a high level of collaboration, we can’t get the best outcome.

This is not a marketing hook. It is the structure of the actual listing agreement. The clause exists because I believe the work has to earn itself every day, not just on the day you sign.

Anytime

CANCEL

For any reason, in writing. No negotiation required.

No Penalty

NO FEES, NO FINE PRINT

Zero financial obligation if you cancel. The clause is in the agreement, not just the pitch.

The Caliber of Service That Can Make This Offer

An agent who is not confident in the quality of their work cannot offer this. The risk of making it easy for a client to leave is only acceptable if you are certain they will not want to.

That certainty comes from 26 years and over 1,800 transactions, from a team structure designed to maintain consistent, high-level communication from start to finish, and from a process that delivers results at a level most agents simply do not reach.

I am willing to make this offer because I believe in the work. I am fine with the accountability that comes with it. In fact, I think that accountability is exactly what this industry needs more of, and that tells you something on its own.

Three Things That Change When the Agreement Works This Way

01 - CANCEL ANYTIME. NO RESISTANCE.

If you are unhappy with the service at any point, you write a cancellation request and we step aside. There is no conversation designed to talk you out of it, no penalty clause buried in the language, and no argument about whether your reasons are valid. You have the power. That is the point.

02 - NO CONTRACT HOLDING YOU TO AN AGENT WHO ISN'T EARNING THE WORK

A standard listing agreement keeps an agent in their position regardless of performance. The Easy Exit removes that protection and replaces it with one simple condition: the service has to be worth staying for. Every day.

03 - CONFIDENCE THAT IS EARNED THROUGHOUT THE PROCESS, NOT ASSUMED AT THE BEGINNING

Signing a listing agreement is a decision based on a conversation. The Easy Exit means that decision does not have to be final if the reality does not match the conversation. You are not betting everything on a first impression.

Why Most Agents Do Not Offer This

The standard listing agreement is written the way it is for a reason. Once the sign goes in the yard, the leverage shifts. The agent has the listing. The seller is committed. And if the performance does not match the pitch, the seller’s only options are to wait out the contract term or negotiate a release, which requires the agent’s cooperation.

That structure protects agents who are not confident in their work. It is a hedge against underperformance, built into the paperwork.

I do not need that hedge. And I do not think you should have to accept it.

“He never once made us feel pressured.” – Roger G. | Sold the Family Home
“Billy is my one and only real estate agent, period. Billy always has my back. I never ever worry because I completely trust Billy O’Keefe and his awesome staff.” – Doug J.
“It is like dealing with a lifelong friend whose only concern is your final satisfaction.” – Rick R. | Sold a Home | 2024

Confidence Should Be Earned. The Agreement Is Built to Make Sure It Is.

If you are thinking about listing your home and you want to understand exactly what this agreement looks like in practice, I am happy to walk through it directly. No obligation, no pitch. Just a direct conversation about how this works and what it means for you as a seller.
