Why the Two Most Common Team Structures Fall Short

There are two models most sellers encounter when interviewing agents, and both have real tradeoffs worth understanding before you sign anything.

THE SOLO AGENT

An individual agent working alone will not have the time or capacity to efficiently manage all of the complexities that come with the sales process, along with the operational demands of running a business at the same time. Something is always getting less attention than it should. Often it is the client. Sometimes a critical deadline is missed that can cost a lot of money or your sale.

THE VOLUME TEAM

Large teams market themselves on collective numbers that sound impressive until you realize the agent who earned your business is not the one who will be handling your transaction. The team leader is spread thin across volume and personnel. Nothing falls through because Mashenka is responsible for making sure it does not.

SANDRINE KARSENTY - LISTING CONCIERGE - SHOWING PARTNER

Sandrine is the client-facing engine of the listing process. She manages the concierge layer of the transaction, the pre-listing preparation, the coordination, the logistics, and the consistent communication that keeps sellers informed without having to chase anyone down. She is also a showing partner, ensuring every buyer’s walkthrough is handled personally and professionally. Sandrine’s involvement is what makes the Listing Concierge commitment deliverable at scale without compromising quality.

REID O'KEEFE - LICENSED AGENT - TEAM MEMBER

Reid is 20, recently licensed, and learning the business the right way, under direct mentorship and with real transactions as his classroom. His role is developing, and he is exactly where he should be in that development.

Most agents hand over a lockbox code and check in when an offer comes in. The Listing Concierge is a different commitment entirely. It is the work we take off your hands before, during, and after the transaction, so you can focus on your work and your family instead of managing a sale.

No other agent offers this. When you sign an agreement to work with us, these 24 duties are our commitment to you.

BEFORE AND DURING THE LISTING

  • Personal Touch: We meet with you before going live to make an introduction, discuss showing instructions, and align on communication preferences from the start.
  • Pre-Listing Walkthrough and Action Plan: An in-depth walkthrough with a customized, room-by-room improvement plan. Suggestions on minor repairs handled quickly and without significant cost.
  • Professional Home Staging Guidance: Advice on decluttering, furniture placement, and maximizing appeal for showings and photography.
  • Scheduling Showings: We are your buffer. You do not have to deal with pushy agents or confusing coordination. We handle it.
  • Personalized Updates: Regular updates on showing activity and market changes, without you having to ask.
  • Aggressively Solicit Showing Feedback: Understanding what buyers and showing agents think about your home gives us the information we need to stay correctly positioned against the competition.
  • Inspection Advocacy: We communicate directly with inspectors and provide immediate updates. We are your advocate in those conversations, not a passive bystander.
  • Meet Appraisers Personally: We are your most important advocate when the appraiser arrives. This personal service has saved sellers tens of thousands when the appraisal needed to be challenged.
  • Video Tours: For out-of-state buyers, we provide video tours on request so qualified buyers are never lost because of geography.
  • Local and Community Information: We equip potential buyers with neighborhood context: schools, parks, crime statistics, and local amenities, so they arrive at a showing already informed.
  • Manage Logistics: Coordination of garage remotes, keys, community access cards, mailbox information, alarms, and keypad codes. The details that always seem simple until they are not.
  • Move-Out and Move-In Coordination: Help coordinating utilities, address changes, cleaning services, and junk removal.

BEYOND THE CLOSING

  • Schedule Movers: Introductions to trusted mover partners and facilitation of estimates and scheduling.
  • Rentals and Temporary Housing: Help securing a rental property after closing, if needed.
  • Returning Rental Equipment: Pick up and return of equipment such as cable boxes and modems after closing.
  • Mail and Package Services: Coordination of mail and package forwarding if the property is vacant or post-closing.
  • Vacation Services: We bring in packages and manage garbage if you are out of town during the listing period.
  • Pet Services: We check on pets if you are out of town. Feeding, litter, basic care if necessary.
  • Refer and Manage Vendors: We facilitate repairs and maintenance during the listing and sales process: plumbers, roofers, general contractors, handymen, pool technicians, landscapers, housekeepers, carpet and grout, locksmiths, garage and solar repair.
  • Vendor Coordination: A list of trusted vendors at competitive prices. We act as the point of contact to schedule appointments, gather quotes, and ensure work is completed on time.
  • Check on Vacant Homes: An agreed-upon schedule to make sure everything is in order and secure if the property is unoccupied.
  • Stage Home for Showings: We prep the home before and after showings for out-of-state sellers or when you are not available.
  • Garbage and Donation: After closing and move-out, we make sure final trash is put out and schedule donation pickups.
  • Inspection Repair Management: Often the most frustrating part of escrow. We coordinate with trusted contractors to get estimates, gather the facts, and negotiate the best possible outcome so you are not navigating it alone.
