What Most Sellers Do Not Know Until Something Goes Wrong

Every purchase agreement is a binding contract. Every disclosure carries legal weight. Every negotiation has implications that extend beyond the sale price. When something goes wrong in a transaction, and something almost always does, the consequences are not just inconvenient. They can be financial. They can be legal. And they fall on the seller.

Most agents learn contracts by filling in blanks on standard forms. They have been doing it long enough that it feels like expertise. But filling in a boilerplate form and understanding the legal implications of what you are signing are two different things. The ambiguities, the unfavorable terms, the potential liabilities that are buried in generic language, those are not things you find by scanning a checklist. They are things you find when you have been trained to look for them.

I am a second-year law student at UNLV’s William S. Boyd School of Law, one of the top law schools in the region. I study contract law, property law, and legal writing and strategy, and I apply that knowledge directly to all of my work duties every day. This is not a weekend continuing education course. It is formal legal training at an accredited institution, taken seriously, and put to work in real transactions.

I also serve as a Law Clerk at Unit of Risk Legal Advisors, a Nevada law firm founded by John Netto, a Nevada-barred attorney that was sworn in by Justice Kristina Pickering at the Nevada Supreme Court. Netto is a Marine veteran, published author, and recognized expert at the intersection of financial markets and legal strategy. I apply legal analysis, case research, and strategic problem-solving to real matters every day. That is daily immersion in active legal work, not a credential listed on a website.

I spent six years on the Grievance Committee of the Las Vegas Board of Realtors reviewing ethics and compliance cases, and I currently sit on the Professional Standards Committee.
