What Most Sellers Do Not Realize Until It Is Too Late

Most sellers spend a lot of time thinking about the list price. They compare their home to recent sales, watch the market, and do the math on what they want to walk away with. All of that matters.

What does not get nearly as much attention is everything that happens after an offer arrives: How the conversation is handled with the counterpart. Knowing which levers to pull to get you the price and terms you want. The inspection. The appraisal. The repair requests. The buyer who suddenly gets cold feet. The counteroffer that gets handled clumsily. The contract clause that nobody flagged until it became a problem.

Beyond the RENE certification, I have trained directly in the Chris Voss negotiation framework. Chris Voss is a former FBI lead hostage negotiator and the author of Never Split the Difference, which is widely considered the most credible and field-tested negotiation system available anywhere. I hold a national certification in that framework.

In every real estate transaction, there are 20 to 30 links in the chain, and something almost always goes wrong somewhere during the process. The agent’s job is to see around corners and anticipate problems before they become crises, and to handle them in a way that keeps the deal intact and your outcome protected.
